Where to Live Near Patrick Space Force Base, FL

Patrick Space Force Base sits on the barrier island between Cocoa Beach and Satellite Beach in Brevard County, so most off base homes within a short drive are in South Patrick Shores, Satellite Beach, Indian Harbour Beach, Cocoa Beach, and Cape Canaveral. "Where should we live near Patrick?" is one of the first questions I hear from service members and DoD civilians with orders to the Space Coast. As a Military Relocation Professional (MRP), I help households compare towns around the base by drive, home style, and ownership costs. I do not pick a town for anyone. Here is how the area around Patrick Space Force Base lines up, using official base and housing sources.

Where exactly is Patrick Space Force Base?

Patrick SFB is on the barrier island in Brevard County, with the Banana River to the west and the Atlantic Ocean to the east, separated by State Road A1A. Military OneSource places it about 3 miles south of Cocoa Beach and about 8 miles north of Melbourne.

The base is home to Space Launch Delta 45, which operates Cape Canaveral Space Force Station and the Eastern Range. That matters for your home search because some people assigned here work at Patrick, some work at the Cape Canaveral station to the north, and some split time between the two. Before we look at homes, I ask which gate and which building you will drive to most often.

Can you live on base at Patrick SFB?

Yes.

Hunt describes two neighborhoods with more than 600 homes, and its application steps note a waitlist once your MHO referral is complete. Unaccompanied housing is available for junior enlisted members, according to Air Force Housing. Air Force Housing also says to contact the MHO as soon as you know you are moving, and to visit the MHO for counseling before signing any lease or purchase contract off base. I always tell clients to make that call early, because it shapes the timeline for everything else.

Which towns are closest to Patrick SFB?

The closest homes are on the same barrier island, along A1A north and south of the base. Here is how the nearby areas compare by location.

Drive times change with traffic, bridge openings, and launch days, so I suggest test driving your commute at the hour you would leave for work. Military OneSource's directions from Melbourne International Airport, for example, run across the Pineda Causeway and then about four miles north on A1A to the main gate.

What should you weigh between beachside and mainland homes?

Beachside puts you minutes from the gate and the ocean, while the mainland usually means a bridge in your commute and often more detached homes and newer construction. Insurance and condo rules are a big part of the beachside cost picture.

On the barrier island, ask early about flood zone, elevation certificates, wind mitigation, and, for condos, the association's reserves and rental rules. On the mainland, ask about HOA fees, drainage, and which bridge you would use. Should you rent or buy when you PCS to Patrick?

It depends on how long you expect to stay, your Basic Allowance for Housing (BAH), and whether you would keep the home as a rental at your next PCS. Neither choice is right for everyone.

Your BAH rate comes from the Defense Travel Management Office's BAH calculator, using your rank, dependency status, and the Patrick duty ZIP code. If you are buying, a VA home loan may be an option, and the U.S. Department of Veterans Affairs explains eligibility and the Certificate of Eligibility. If you rent, Florida Statutes section 83.682 lets service members end a residential lease with at least 30 days written notice in certain situations, such as PCS orders to move 35 miles or more, with a copy of the orders, and the MHO can review a lease's military clause with you.

With remote buyers, I set up video walkthroughs, send flood and insurance questions to the right specialists, and keep the closing calendar tied to your report date. Loan approval, benefits, and orders stay with your lender, the VA, and your chain of command.

Are there property tax breaks for veterans in Brevard County?

Yes, Florida offers several. Section 196.081 of the Florida Statutes provides a full homestead exemption for certain veterans with a permanent, total service connected disability, and section 196.24 provides a $5,000 exemption for honorably discharged veterans with a disability of 10 percent or more, subject to the statute's conditions.

Exemptions are applied for through the Brevard County Property Appraiser, and the homestead exemption requires that the home be your permanent residence as of January 1. Confirm your situation with the Property Appraiser's office before counting on any savings.
